Real estate development

Feasibility, phasing and delivery — taking a scheme from site acquisition through to handover. The discipline that matters most here is honest underwriting: a development that only works on optimistic absorption assumptions is not a development, it is a bet.

Residential construction and renovation

Villas, apartments and penthouses, both new-build finishing and renovation of existing stock. Renovation is the harder discipline. You are working with what previous trades left behind, inside occupied buildings, under building-management rules, with unknowns behind every wall you open.

Single-point delivery: design, procurement, construction, finishing, handover. The value of turnkey is not that it is cheaper — often it is not. It is that accountability sits in one place, so nobody can point at another trade when something is wrong.

Finance and banking

A career foundation in investment banking, which now shows up mostly as scepticism. Every specification decision on a renovation is a capital allocation. Some return more than they cost. Most do not. Knowing the difference before you commit is the entire discipline.

Cross-border transactions

Structuring interests across jurisdictions, and living with the consequences. The recurring lesson: a structure that is cheap to set up and expensive to unwind is not a saving, it is a deferred cost, and the deferral is usually much larger than the original fee.

Early-stage venture advisory

Working with founders on whether a business is genuinely ready to raise. This is operator advice rather than investor advice: what the unit economics look like at scale, whether the cap table survives another round, and what needs fixing before anyone sees a deck.

Working languages and markets

English, German and Spanish. Primary market is the United Arab Emirates, with prior operating experience in southern Europe and development activity across multiple continents.
